  • What is your management fee?

    We will work with you to find a management fee structure that works for your rentals and is a win-win for everyone.


    We believe in simple, transparent pricing with no hidden fees.

    Standard Management – 10%

    Full-service management covering marketing, tenant placement, rent collection, lease enforcement, and day-to-day coordination.

    Premium Management – 12%

    Everything in Standard plus added protection for your property and peace of mind, including:

    Quarterly pest control service

    Active maintenance oversight (routine inspections + preventative care)

    Annual Property Value Assessment (PVA) with recommendations to maximize ROI

    Annual HVAC maintenance to protect systems and reduce costly breakdowns

    Multi-Property Owners: Clients with 5+ doors receive a 1% portfolio discount.

    We occasionally run special offers for new clients — ask us about any current promotions when you reach out.

  • Where will my property be advertised?

    We list your rentals on high traffic sites such as Zillow, Trulia, Hotpads, Dwellsy, RentalSource, and more.  


    We will also market them here on our website and other channels as needed to ensure full occupancy and maximum return.

  • How often will I receive distributions & how are they made?

    Owner's distributions are typically disbursed by the 15th of the following month by either check or ACH.

  • Do you screen the tenants you lease to?

    As part of our rental applications, we also request background checks via TransUnion paid for by the tenant's application fee. This includes criminal history, eviction history, and a credit report to ensure we bring in the best tenants.

  • Can I login to an owner portal to view payments?

    Yes, not only do our owners each have access to an online portal, so do our residents. This makes things like maintenance requests, and owner statements so much easier and transparent between all parties.

  • What is the Property Value Assessment (PVA)?

    The Property Value Assessment is our annual review of your home’s condition and market position. Think of it as a “health check” for your investment. We look at maintenance, upgrades, and market trends to identify opportunities to protect and grow your property’s value.

  • Why would I need it (PVA)?

    Real estate is one of your biggest investments, and small improvements can make a big impact. A PVA gives you:

    Actionable recommendations on ways to increase rental income and long-term value. Preventative insight to catch issues before they turn into costly repairs. Market perspective so you always know how your property stacks up in the current rental market. By taking a proactive approach, owners can maximize ROI, reduce surprises, and keep their homes competitive year after year.
