  • What is your management fee?

    Our management services start at 8% of monthly rent. The final rate depends on the number of units, property type, and level of service required. We keep pricing simple and transparent.

  • What does full-service property management include?

    Our full-service management covers marketing, tenant screening, rent collection, maintenance coordination, inspections, owner reporting, and legal compliance. We handle day-to-day operations so you can focus on long-term ownership.

  • Do you chare a tenant placement fee?

    We list your rentals on high traffic sites such as Zillow, Trulia, Hotpads, Dwellsy, RentalSource, and more.  


    We will also market them here on our website and other channels as needed to ensure full occupancy and maximum return.

  • Do you require long-term contracts?

    Owner's distributions are typically disbursed by the 15th of the following month by either check or ACH.

  • How do you screen tenants?

    As part of our rental applications, we also request background checks via TransUnion paid for by the tenant's application fee. This includes criminal history, eviction history, and a credit report to ensure we bring in the best tenants.

  • Who handles maintenance and repairs?

    We coordinate maintenance using licensed and insured vendors from our approved network. Routine repairs are handled promptly, and owners are consulted on larger repairs unless there’s an emergency affecting safety or property damage.

  • How do owners stay informed?

    Owners receive clear, consistent reporting through our property management software, including financial statements, maintenance updates, and inspection notes. Transparency is a core part of how we operate.

  • Is Martin Legacy Properties a good fit for new landlords?
